April showers bring May Flowers – And Roof Leaks!

As the weather continues to warm up, the rainy season will soon follow. And while we look forward to the rain providing healthy and bright foliage, it can also bring many headaches to Florida homeowners who neglect regular home routine checks.

Damage from storms isn’t the only threat to Florida homes; our local weather provides unique challenges to the roofing industry including consistent heat, exposure to ultraviolet rays, salt spray and high winds. These conditions can cause your roof to gradually degrade not only the roofing material but the actual structure as well.

While there are various types of roofs and each provides a different amount of protection from the various elements, they all have one thing in common:  a high-risk for leaks.

Before the storms approach, consider the following:

Age: If your roof is nearing two decades in age, routine checks are especially important given the average lifespan for a healthy roof is 25-30 years.

Wear and Tear:  How much damage has everyday exposure and minimal storms over the years caused already? Be sure to check for missing shingles, tiles and cracked walls.

Discoloration: Be on the lookout for dark spots that can indicate rot, mold or standing water.

Routine home maintenance checks can save you time and money in the long run.  If you’re in need of a local roofing professional, call me – your trusted Realtor – for a personal referral.
